Program Overview

Land Loans by State

Rural land is a local asset financed by a national capital market. What a tract is worth in the Mississippi Delta, the Flint Hills, or the Willamette Valley depends on soils, water, timber, and comparable rural sales — not residential comps in the nearest town.

We place land loans with agricultural banks, life insurance companies, farm-focused portfolio lenders, and private capital, matching each file to lenders already active in that state and property type.

Loan sizes run from $250,000 to $50MM+, with 15–30 year amortization, fixed and adjustable structures, interest-only options, and blanket facilities across multiple parcels.

Common Scenarios

Farm and ranch purchase

Acquisition capital for working farms, ranches, and agricultural acreage nationwide.

Timberland financing

Loans underwritten on cruise volume, stand age, and mill proximity rather than residential value.

Recreational acreage

Hunting, fishing, and lifestyle tracts financed on land value and outside borrower income.

Refinance & consolidation

Roll legacy land debt onto longer amortization or one consolidated facility.

Cash-out equity

Release equity from appreciated ground for expansion or unrelated capital needs.

Estate & partnership transfers

Financing for generational transfers, buyouts, and partnership recapitalizations.

USDA OneRD Guarantee

Beyond land: USDA OneRD financing nationwide

Most borrowers know us for land. Fewer realize that through the USDA Rural Development OneRD Guarantee program we also finance the businesses and infrastructure that surround it — projects from roughly $250K to $50MM+ located in eligible rural communities. OneRD consolidates several legacy USDA programs into a single guarantee, which can support longer amortizations, higher advance rates, and lender participation on deals conventional credit alone won't reach.

We work alongside your existing advisors — CPAs, attorneys, engineers, developers, and local banks — when a project needs capital stacked from more than one source. That often means pairing a USDA-guaranteed loan with conventional senior debt, tax credits, grant funds, seller financing, mezzanine, or owner equity so the total package clears underwriting without over-leveraging the sponsor. Our role is to structure the stack, place each layer with the right institution, and keep the pieces moving toward one closing.

  • Eligibility screening against USDA rural area and population thresholds
  • Capital stack design across guaranteed, conventional, grant, and equity sources
  • Lender placement from our institutional network — not a single-bank outcome
  • Coordination with your CPA, counsel, engineers, and general contractor
  • Guidance through appraisal, environmental review, and USDA conditions to closing

Stacking capital, plainly

A typical rural project might combine a USDA-guaranteed first mortgage, a conventional bank participation, a state or utility incentive, and sponsor equity. Each layer has its own underwriting, timing, and intercreditor requirements. We map those dependencies up front so nothing stalls the closing.

Frequently Asked

Land Loans by State FAQ

Do you lend in every state?

Yes. We arrange land financing in all 50 states, matching each file to lenders already active in that state and property type.

How is a land loan different from a mortgage?

A land loan is underwritten on the land itself — soils, water, timber, access, and rural comparable sales — rather than residential comps, and typically requires more down payment with shorter fixed periods.

What is the minimum loan size?

Most files start around $250,000, with no practical ceiling below $50MM+ for institutional-quality agricultural and timber assets.

How fast can a land loan close?

Timelines usually run 30 to 60 days depending on appraisal and title, with faster paths available for auction purchases and bridge structures.
